Creative Idea Co Ltd and Skyline Construction Ltd have previously signed Memorandum of Understanding, agreeing for this condominium project construction with following terms:
Skyline agrees to provide consultancy services throughout the planning and pre-construction period and manage the construction of the agreed upon condominium on owners land for a fee to be established at a point when the scope of work can be determined through a set of comprehensive plans and specifications.
Skyline will build to a specified budget as outlined in the job cost report derived from the plans and specifications developed by architectural bureau chosen by Creative Idea Co Ltd.. The cost of the project will include hard cost and builder overhead. Owner will be responsible for all cost inclusive of but not limited to land, financing, permits, hard construction cost, design fees and insurance.
The Contractor estimates the construction costs as follows:
From 12,000 to 14,000 baht per sqm – for “Basis” quality of materials, fixtures and equipment used (Ex: local tiles and finishing, painted walls, metal railings, basic windows and doors)
From 14,000 to 18,000 baht – for “Medium” quality of materials, fixtures and equipment used (better variety of choices for tiles (ceramic) and finishing, more glazing on the façade of building etc)
From 18,000 up – for “Premium” quality of materials, fixtures and equipment used (Ex: stone tiles, thick glass windows and balconies, thick aluminum profile for windows and doors, imported fixtures etc)
The estimated costs are based on current prices and will be effective only if the construction agreement is signed within the time the Memorandum is in effect.
